Resorts in higher-tax counties (Walt Disney World's Orange County) pay more in property tax. Vero Beach has consistently had the highest dues in the DVC system, driven by oceanfront insurance costs and a small membership base spreading fixed costs across fewer points. Dues there have risen faster than at any other DVC resort. For most members, Vero is a poor home resort choice unless you specifically want a Florida beach getaway you'll use every year.
Grand Floridian's per-point dues are among the lowest because the resort's point chart is among the highest. With 21+ points per night for a Standard Studio in peak season, the same per-night operating cost spreads across more points than at a value resort. Lower per-point dues at high-chart resorts and higher per-point dues at low-chart resorts is a recurring DVC pattern.
DVC dues have historically increased 3–5% per year — roughly matching inflation but occasionally spiking after hurricane damage or major refurbishments. Build a 4% annual increase assumption into your long-term ownership math. On a 150-point contract starting at $1,250/year, you'll likely pay about $2,300/year by year 15.
