Grand Villas, 2-bedroom lock-offs, and 1-bedroom+Studio combinations give large family groups options that dramatically beat two separate reservations. Point counts and layout comparisons.
Multi-generational Disney trips — grandparents, parents, and kids together — expose gaps in the traditional Disney hotel room layout. Two adjoining hotel rooms cost more in points than a single villa configuration that sleeps the same number. DVC's studio-through-Grand-Villa inventory was designed for exactly these groups, and members who understand the room ladder save enormous points.
Deluxe Studio: sleeps 4–5 depending on resort. One-Bedroom Villa: sleeps 4–5, with a full kitchen, dining area, king bed, and living room fold-out. Two-Bedroom Lock-Off: sleeps 8–9, essentially a Studio and a One-Bedroom locked into one villa. Two-Bedroom Dedicated: sleeps 8, two full bedrooms and one living area. Grand Villa: sleeps 12, three bedrooms, two-story at most resorts, dining table for 10.
A Bay Lake Tower Standard View Two-Bedroom Lock-Off in Choice Season costs roughly 45 points per weeknight — sleeps 9. Two Deluxe Studios at BLT cost 15 + 15 = 30 points per weeknight — sleeps 8, but with two separate reservations and shared bathroom counts. The Lock-Off is more expensive per night but delivers a full kitchen, dining area, and shared living space that transforms multi-gen trips.
A Saratoga Springs Grand Villa in Choice Season costs 75 points per weeknight and sleeps 12. Three separate rooms sleeping 12 total would run 45+ points weekly for less space, less social area, and no shared kitchen. Grand Villa point costs look scary until compared against the alternative of three rooms; for parties of 10–12 they're often the best per-person value in the DVC portfolio.
A common multi-gen structure: parents and youngest kid in a One-Bedroom (kitchen, king bed, living-room sofa bed) with grandparents in an adjacent Studio. At Boulder Ridge in Choice Season that's 20 + 12 = 32 points per weeknight for 7 sleepers with private grandparent space. Adjacency isn't guaranteed but can be requested at booking and confirmed at check-in.
Disney does not guarantee adjacent rooms across separate reservations. To maximize adjacency: (1) book both rooms in the same member account, (2) call Member Services after both reservations are confirmed and request an "adjacency note" on both, (3) contact the resort directly 5–7 days before check-in and repeat the request. Adjacent Studios in the same building are usually achievable; adjacent Studio-and-One-Bedroom is harder.
Grand Villas are limited inventory at every DVC resort — often 4–8 total per resort. They book fast at 11 months for holiday weeks and rarely appear at 7 months for peak dates. Members targeting a Grand Villa for a milestone family trip should own a home-resort contract at their target property and book on day 1 of the 11-month window.
Every DVC villa's fold-out sleeping surface is functional but not luxurious. Grandparents commonly find sleeper sofas uncomfortable for multi-night stays. Give the grandparents the king bed and put younger sleepers on the sofa. Bring an air mattress topper or memory-foam pad for anyone sleeping on a sleeper sofa longer than two nights.
