For Epcot Food & Wine and Flower & Garden festivals, BoardWalk is the unbeatable home base.
The quarter-mile boardwalk along Crescent Lake hosts street performers, restaurants, and bars every evening. Dueling pianos at Jellyrolls, the ESPN Club for sports viewing, Big River Grille for casual, Ample Hills Creamery for ice cream. The evening atmosphere is unlike any other DVC resort — vibrant, walkable, distinctly adult.
Standard View, Garden/Pool View, and BoardWalk View are the three options. BoardWalk View overlooks the activity below — premium points but spectacular at night. Standard View saves significant points and is fine for sleeping. Deluxe Studios run 12–22 points/night depending on season and view.
The Luna Park pool features a 200-foot wooden roller coaster slide (water-only) and a clown-themed area that some find charming, others find unsettling. The quiet pools elsewhere on property are peaceful. The resort grounds are walkable and the architecture mimics turn-of-the-century Atlantic City boardwalks.
Trattoria al Forno (Italian), Big River Grille & Brewing Works (gastropub), the new Cake Bake Shop (opened 2024 — bakery and full dining), ESPN Club, and several quick-service options. Combined with walking access to Epcot's World Showcase restaurants, BoardWalk has perhaps the strongest dining proximity of any DVC resort.
BoardWalk Villas had a full refurbishment underway through 2024–2026; some buildings still feel dated. The clown pool theme isn't universally loved. Magic Kingdom requires a bus and adds significant transit time. The high evening activity means some rooms hear boardwalk music — request a quiet room if you're sound-sensitive.
Buy BoardWalk if you prioritize Epcot, especially during festivals. The 11-month booking priority at Standard View Studios is genuinely valuable — they sell out for festival weeks. Couples and adult-only travelers get the most from BoardWalk's vibe. Families with young children may prefer Beach Club next door for the better pool.
