Christmas week and New Year's at Disney is DVC's most competitive booking. Here's how home-resort owners actually secure it.
Christmas week through New Year's Day is DVC's highest-demand week. Point costs are at Premier Season peaks (often 25+ points/night for studios at any resort). Every popular room books in the first hour of the 11-month window. Many resorts close to availability at 11 months and never reopen.
Home-resort priority at the 11-month window isn't optional for Christmas week — it's mandatory. Even with home-resort priority, you must be online at 8 AM Eastern on the date exactly 11 months before check-in. By 8:30 AM, popular categories are gone. Calendar this. Set multiple reminders.
Old Key West and Saratoga Springs have the deepest inventory and best Christmas-week availability for non-home-resort members. Bay Lake Tower offers walking access to Magic Kingdom Christmas Party. Wilderness Lodge feels uniquely festive with massive lobby trees. Grand Floridian's lobby gingerbread house is a tradition. The smaller resorts (Beach Club, Polynesian) are nearly impossible at 7 months.
Budget for double your normal point spend. A 5-night Christmas-week stay at a mid-tier resort costs 100–150 points; the same room in Adventure Season costs 50–80. Heavy banking and borrowing are typical for Christmas trips. Many members bank a full year ahead, use current year + borrowed = roughly 3 years' worth of points for one Christmas trip.
Magic Kingdom hits capacity and closes to incoming guests several days during Christmas week. Have backup parks and plans. Holiday parties (Mickey's Very Merry Christmas Party) run select nights but require separate ticket purchases. Genie+ Lightning Lane is essentially required during this week. Dining reservations should be booked at the 60-day window without exception.
If Christmas week is unavailable or out of budget, consider the week before (mid-December) or the week after New Year's. Both still have full Disney holiday decor and entertainment but with significantly lower point costs and crowds. Many DVC families intentionally book mid-December and call it "Christmas at Disney" — better experience, half the points.
If Christmas week is important to your family, build a multi-year DVC strategy around it. Buy a home resort with strong Christmas-week inventory (Saratoga Springs, Old Key West). Bank aggressively in non-Christmas years. Borrow the year before to fund. Treat Christmas week as the goal everything else supports — it rarely works as an opportunistic last-minute booking.
