Villas at Grand Floridian: Is the Premium Worth It?

Victorian luxury, monorail access, and walking path to Magic Kingdom. Here's whether Grand Floridian's premium point cost is justified.

The Grand Floridian Experience

The Grand Floridian is Disney's flagship Victorian luxury resort and the DVC villas opened in 2013, with significant expansion through 2022 adding Resort Studios in the main building. The villas wing sits behind the main resort with its own pool and dedicated buildings. Walking path to Magic Kingdom (about 12 minutes) and monorail access make this one of DVC's best-located properties.

Resort Studios vs Villa Studios

Resort Studios are converted hotel rooms in the main building — smaller than dedicated villas but with direct access to the Grand Floridian's lobby and dining. Villa Studios sit in the dedicated DVC building with full studio amenities. Resort Studios run lower in points (around 9–17/night) while Villa Studios run 11–22/night. The two are genuinely different experiences despite both being "studios."

One and Two Bedroom Quality

One-bedroom villas at VGF include full kitchens, whirlpool tubs, and over 800 square feet of space. Two-bedroom villas (including lock-offs and dedicated) sleep up to 9 and feel like apartments. Decor is Victorian-luxury with marble bathrooms — among the most refined finishes in DVC. Point costs are among the highest in the system.

Dining at the Grand

Victoria & Albert's (AAA Five Diamond), Citricos (Mediterranean fine dining), Narcoossee's (waterfront), 1900 Park Fare (character dining), Grand Floridian Café (casual), Beaches Pool Bar & Grill. Few DVC resorts can match this dining lineup. Combined with monorail access to Polynesian and Contemporary dining, you'll never run out of options.

The Price Tag

Grand Floridian carries some of the highest point costs in DVC for non-studio rooms. A two-bedroom in Premier Season can exceed 100 points/night. Studios remain accessible (especially Resort Studios), but families needing larger villas pay a steep premium versus comparable rooms at Saratoga Springs or Old Key West.

Annual Dues Surprise

Counter-intuitively, Grand Floridian's per-point annual dues are among the lowest in DVC — about $7.80/pt — because the high point chart spreads operating costs across more points per night. The total trip cost is still expensive, but the per-point dues are favorable for long-term ownership.

Who Should Buy VGF

Buy Grand Floridian if you value Victorian luxury and world-class dining, you want walking distance to Magic Kingdom plus monorail to Epcot, and you're comfortable booking studios primarily (where the point math works). Skip it if you primarily need two-bedrooms — point costs make it cost-prohibitive for larger family stays.
